Who We Are
A Diverse, Intentional Community
Our planned community will be home to adults with autism, Down syndrome, cerebral palsy, and other intellectual and developmental disabilities — living alongside neurotypical neighbors who share a commitment to inclusion, mutual support, and meaningful connection.
Daily life at Hilltown Oaks will be enriched by spontaneous conversations on the front porch, neighborly meals shared in each other’s homes, tending the raised-bed gardens between the Coliving Homes, and the countless small moments of connection that define a real neighborhood — all within our Neuroinclusive Planned Community.
We celebrate our differences while finding common ground in our shared values and vision for a more connected way of living.

Shared Amenities
Our planned community will feature a variety of shared spaces and facilities designed to enhance daily life and foster connection.
Private Single-Family Homes
Each of the seven homes at Hilltown Oaks will be a fully private, self-contained single-family residence — with its own living space, kitchen, and bathroom. Ownership, not tenancy.
Shared Outdoor Spaces
The two Front Porch Cohousing-owned Coliving Homes are planned to be thoughtfully sited to allow for shared outdoor amenities between them — raised-bed gardens, a common green, and informal gathering areas that all seven neighbors are welcome to enjoy.
Neighborly Connection
Hilltown Oaks is designed for the kind of connection that happens naturally in a good neighborhood — shared meals hosted by neighbors, front porch conversations, and relationships built over time between people who chose to live here together.
Sensory-Friendly Design
Homes and outdoor spaces will be designed with neurodiversity in mind — thoughtful lighting, acoustics, and landscaping that work with different sensory profiles, not against them.
Neighborly Meals
Shared meals at Hilltown Oaks will look like what they are — neighbors hosting neighbors. Residents plan and share meals in each other's homes, building the kind of bonds that define a real community.
Supportive Services — On Your Terms
Residents of the Coliving Homes will have access to portable, person-centered supportive services through their existing HCBS waiver — brought to their home by the provider of their choice. Front Porch Cohousing is a housing provider, not a service provider.

A Neighborhood Waking Up
Mornings at Hilltown Oaks will look like mornings in any good neighborhood. Neighbors heading to work or day programs, an early riser tending the raised-bed garden, a wave from the front porch. The rhythm of people who chose to live near each other.
Independence, Supported
Residents of the Coliving Homes will pursue employment, volunteer work, and personal interests — supported by the person-centered services they bring to their own home through their HCBS waiver. Their home, their schedule, their choices.
Neighbors Being Neighbors
Evenings might mean one household hosting dinner for a few neighbors, a spontaneous front porch conversation, or simply the quiet comfort of knowing the people next door. Connection here is real — not programmed.

Our pipeline grows as opportunities are identified and qualified. FPC evaluates properties on a rolling basis — some will advance to active development, others will be qualified out. If you represent a property, municipality, or organization with a site that may align with our by-right model, we want to hear from you.

Hilltown Oaks is fully structured for development — builder partnerships and a proven funding model are in place. We are expanding our capital base to accelerate the timeline and bring the same model to additional sites across the region.
