We have achieved Preliminary By-Right Site Approval from Hilltown Township — a significant milestone that confirms our community is permitted under existing zoning with no variance required. The remaining work focuses on completing the engineering, permitting, and recording process to obtain Final Approval and begin construction.

Preliminary By-Right Site Approval
CompleteHilltown Township granted Preliminary Subdivision approval for Phase 2 and conditional Final Subdivision approval for Phase 1. This confirms the project is permitted by right — no variance or special exception required.
Final Subdivision Plans — Phase 1 & 2
In ProgressEngineering firm R.L. Showalter & Associates is revising Phase 1 plans to address Township conditions and preparing Final Subdivision plans for Phase 2. Two public meetings with Hilltown Township are anticipated.
NPDES Stormwater Permitting
In ProgressPlans, calculations, and applications are being prepared for submission to the Bucks County Conservation District (BCCD) for Chapter 102 and NPDES approval. The permitting process is expected to take 4–6 months through two review stages.
Water & Sewer Authority Approvals
UpcomingApprovals for water and sewer service will be obtained from the Hilltown Township Water and Sewer Authority. Service will be extended from existing facilities within Glen Road, requiring an Act 537 Planning Module and WQG-02 General Permit.
Record Plan Filing — Bucks County Courthouse
UpcomingFinal plans will be recorded at the Bucks County Courthouse, including legal descriptions for rights-of-way, lots, and easements, along with the Engineer's Estimated Cost of Construction.

The Vision
What We're Building
Front Porch Cohousing will be Pennsylvania's first neuroinclusive cohousing community — purpose-built for adults with autism, Down syndrome, cerebral palsy, and other intellectual and developmental disabilities to live independently alongside neurotypical neighbors.
Cohousing Model
Private homes with shared common spaces — residents own or rent their own unit while sharing gardens, common areas, and community life.
Neuroinclusive Design
Every aspect of the physical environment — lighting, acoustics, sensory spaces, and wayfinding — is designed with neurodiversity in mind.
